Fuller Long has won planning permission for a large expansion of a property in Elmbridge.

After being approached by a developer seeking to maximise the value of one of their sites, we were set the task to advise on a scheme that would make best use of the land whilst still meeting planning policy requirements.

Through carrying out an initial review we were able to highlight the potential for the site with consideration to similar developments in the local area. It also identified that the key consideration would be that the land was located in Flood Zone 2, although there were existing flood defences in place recognised by the Environment Agency. That said, Elmbridge Council had recently imposed new guidelines on flooding requiring very detailed reports to be produced for all applications in the Borough located in Flood Zones 2 and 3 regardless of the type of proposal. We therefore advised that a detailed flood report would be required for the development.

As such, we assisted in the commissioning of a local flood risk specialist to review the proposed scheme and provide an explanation of why it would not have an impact on flood risk in the local area. The results of this were used in our statement to help justify the approval of a very large two storey side and rear extension along with a loft conversion, which was subsequently approved by the Council.
