Fuller Long are pleased to have secured planning permission and listed building consent for internal and external works to restore a beautiful mid 19th century Grade II listed maisonette in Bayswater to its former glory.

Our client was committed to the restoration of their Grade II listed home and required listed building consent in order to reinstate some of the original features and create a more open and better designed property. We worked with our client to provide a comprehensive Heritage Statement, justifying all the proposed works and demonstrating that they would preserve the special architectural and historic interest of the listed building.  

These works were fully compliant with Policy S25, Policy DES9 and Policy DES10 of the Westminster City Council’s City Plan and Unitary Development Plan as well as Paragraphs 128, 131 and 132 of the National Planning Policy Framework. In particular, ensuring that the significance of the Grade II listed building was sustained and enhanced.  

A working relationship with Westminster City Council’s assigned Heritage and Conservation Officer helped with the reconfiguration of the internal space, completion of essential damp proofing works and replacement windows. Fuller Long’s Heritage Consultant Hannah Walker (a former London based Conservation Officer herself) was also able to argue that the removal of a suspended ceilings to reveal an original vaulted ceiling dating back to the mid 19th century, as well as later features such as fitted cupboards and cornicing, would bring back and enhance the internal appearance and spatial quality of this beautiful listed building.

By putting forward a robust and detailed Heritage Statement, we were able to justify the works as being a positive addition to the restoration and maintenance of the property as a Heritage Asset, and thus, Listed Building Consent was granted along with Planning Permission.
